房地產(chǎn)可行性研究是在房地產(chǎn)項(xiàng)目投資決策前,對(duì)擬開發(fā)項(xiàng)目在技術(shù)經(jīng)濟(jì)社會(huì)三方面的可行性進(jìn)行論證、研究、評(píng)價(jià),對(duì)開發(fā)方案進(jìn)行認(rèn)真仔細(xì)的經(jīng)濟(jì)分析,對(duì)未來(lái)的收益進(jìn)行科學(xué)的預(yù)測(cè),并且對(duì)擬開發(fā)項(xiàng)目的技術(shù)先進(jìn)性、經(jīng)濟(jì)合理性、適用性、建設(shè)的必要性和可行性進(jìn)行全面分析和綜合評(píng)價(jià),針對(duì)擬投資項(xiàng)目該如何投資建設(shè)得出較科學(xué)的意見,為項(xiàng)目投資決策提供科學(xué)的依據(jù)。
本文通過(guò)對(duì)“衡水市區(qū)和平路路南、育才街以東”地段的可行性研究,結(jié)合該地段地理位置,與周邊已經(jīng)開盤的小區(qū)對(duì)比優(yōu)勢(shì)與劣勢(shì),確定小區(qū)的最佳開發(fā)方式,最終形成了一份完整的地價(jià)報(bào)價(jià)的可行性研究報(bào)告。
根據(jù)以上的分析,得出以下結(jié)論:若土地報(bào)價(jià)在4900萬(wàn)元—7000萬(wàn)元的范圍內(nèi)就可獲得30%以上利潤(rùn)率,如果高于7000萬(wàn),所得的利潤(rùn)率低于30%,該地塊就可考慮退出競(jìng)買
