摘  要
改革開放以來,由于國民經(jīng)濟(jì)的段發(fā)展和人民生活水平的極大提高,提供良好的居住環(huán)境和優(yōu)質(zhì)的小區(qū)服務(wù)已經(jīng)成為大家購買住宅的首要條件。對于想要購買房屋的住戶已不只是關(guān)心購樓時的優(yōu)惠和承諾,對于售后提供的小區(qū)服務(wù)管理也提出了更高層次的要求。面對越來越繁瑣和復(fù)雜的工作,如果還依靠人工來處理不僅效率低下,保密性也得不到保證,而且時間一長還會產(chǎn)生大量文件和數(shù)據(jù),這樣對查找,更新和維護(hù)都帶來了不少的困難【1】。物業(yè)管理企業(yè)想要解決這一棘手問題,對物業(yè)管理進(jìn)行宏觀的和微觀的細(xì)致管理,其中最好的辦法是依托現(xiàn)代計算機(jī)、通信和網(wǎng)絡(luò)技術(shù),建立現(xiàn)代化的綜合管理信息系統(tǒng)來實現(xiàn)對小區(qū)物業(yè)的管理,提高業(yè)務(wù)處理的效率和可靠性,并進(jìn)而對各類管理信息進(jìn)行系統(tǒng)整理和分析,優(yōu)化管理者的決策,提高業(yè)主滿意度和提升物業(yè)形象,才能使企業(yè)在激烈的市場競爭中立于不敗之地。
本文從小區(qū)管理的發(fā)展現(xiàn)狀入手,借鑒國外成功的優(yōu)秀案例,同時結(jié)合我們國家小區(qū)服務(wù)管理發(fā)展的實際情況,因地制宜,來探討并設(shè)計出符合我們中國人管理習(xí)慣和服務(wù)模式的小區(qū)服務(wù)管理系統(tǒng)。
本系統(tǒng)采用B/S 模式,以SSH框架為基礎(chǔ),使用 Tomcat 服務(wù)器,后臺數(shù)據(jù)庫使用小型的MySQL數(shù)據(jù)庫,以 MyEclipse作為開發(fā)工具來展開設(shè)計。主要實現(xiàn)了管理者和用戶的注冊與登錄,住戶查詢費(fèi)用,住戶報修、保潔、留言以及管理者添加發(fā)布信息,設(shè)置費(fèi)用,完善服務(wù)等功能。這些功能讓住戶的問題得到較快的解決,也讓管理者逃脫于繁瑣的工作中,大大提高了工作效率。

Abstract

Residents to purchase housing has the preferential and commitment is not just about buying floor, for after sales service provided by the community management are also put forward higher requirements. In the face of increasingly cumbersome and complex work, if you still rely on artificial to deal with not only inefficient, it is hard to ensure confidentiality, and over time will produce a large number of documents and data, so to find, update and maintenance have brought a lot of difficulties. Property management enterprises want to solve the problem, the property management of macro and micro meticulous management, one of the best way is to rely on modern computer, communication and network technology, set up the comprehensive management information system to realize modernization of residential property management, improve the efficiency of business processing and reliability, and further arrangement and analysis of all kinds of management information system, optimize the management decisions, improve the satisfaction and improve the image of the property owner, can make the enterprise in an impregnable position in the intense market competition.
This article from the current situation of the development of community management, draw lessons from foreign successful good example, and combining with the actual situation of our country community service management development, adjust measures to local conditions, to explore and design in accordance with our Chinese habit and service mode of community service management system.
This system adopts B/S model, based on the SSH framework, using Tomcat server, background database using a small MySQL database, to design the MyEclipse as development tools. Mainly implements the management and user registration and login, query cost, resident service, cleaning, leave a message and add publication information, managers set up cost, perfect service, and other functions. These features make the residents get faster solve, also let managers to escape in the tedious work, greatly improving the work efficiency.
