摘要 隨著物聯(lián)網(wǎng)技術的不斷進步，物聯(lián)網(wǎng)的應用將普及到各行各業(yè)。小區(qū)物業(yè)對管理工作的要求日益提高，提升住宅小區(qū)信息化應用水平，已成為房地產(chǎn)和物業(yè)部門順應新形勢和時代發(fā)展的必由之路。物聯(lián)網(wǎng)智能小區(qū)可實現(xiàn)人與物、物與物之間信息的交換和控制。建設基于物聯(lián)網(wǎng)的智能小區(qū)物業(yè)管理信息系統(tǒng)可以提高小區(qū)的智能化物業(yè)管理水平，為居民提供更舒適、便捷、安全的生活環(huán)境，是物聯(lián)網(wǎng)智能小區(qū)發(fā)展的必然趨勢和產(chǎn)物。
本文是鑒于住宅小區(qū)的發(fā)展趨向智能化、數(shù)字化、網(wǎng)絡化，將智能小區(qū)的物業(yè)管理系統(tǒng)作為研究對象，分析物聯(lián)網(wǎng)技術在智能住宅小區(qū)的物業(yè)管理信息系統(tǒng)中的應用。智能小區(qū)物業(yè)管理平臺在物聯(lián)網(wǎng)的基礎上建立，本文從物聯(lián)網(wǎng)智能小區(qū)管理信息系統(tǒng)的系統(tǒng)需求、功能模塊、數(shù)據(jù)庫方面入手分析，闡述了具體的系統(tǒng)設計和實施方案，為研究物聯(lián)網(wǎng)智能小區(qū)和發(fā)展智能感知城市提供參考。
本文對基于物聯(lián)網(wǎng)的智能物業(yè)管理系統(tǒng)展開設計，綜合運用物聯(lián)網(wǎng)的思想、概念和技術，提出了一種基于物聯(lián)網(wǎng)的智能小區(qū)物業(yè)管理信息系統(tǒng)的設計方案，實現(xiàn)物業(yè)管理的智能化。在Visual Basic 6.0軟件開發(fā)平臺基礎上結合物聯(lián)網(wǎng)技術，尤其是其中的射頻識別技術，給出了一個簡單結合物聯(lián)網(wǎng)技術的物業(yè)管理信息系統(tǒng)，此系統(tǒng)應用物聯(lián)網(wǎng)技術，將物業(yè)服務、安防、信息服務集成于管理平臺上，實現(xiàn)數(shù)據(jù)的實時更新。本文完成了物業(yè)管理系統(tǒng)的界面實現(xiàn)，以物業(yè)管理信息系統(tǒng)中的登錄界面、設備維修管理界面、停車場管理界面為例，簡單介紹了以物聯(lián)網(wǎng)為基礎的物業(yè)管理中的部分操作實現(xiàn)過程，并重點以停車管理模塊為例，介紹信息在整體系統(tǒng)結構中的傳輸流程和該物聯(lián)網(wǎng)物業(yè)管理系統(tǒng)的優(yōu)勢特點，具有一定的實時性、準確性和實用性。

The design of property management information system of intelligent residential district based on internet of things
Abstract All kinds of business will be covered by the application of internet of things with the continuous progress of internet of things technology. Because of the higher and higher demands for residential property management, improving the application of information have been the only way for real estate businesses and property sectors to follow the current situation. The intelligent community based on IOT can realize the exchanges and control of information between people and things,　and things and things. Establishing the intelligent residential property management information system based on IOT is the product and inevitable trend of the development of intelligent community,　it can improve the intelligent community's level of property management, and provide residents with a more comfortable, convenient and safe living environment.
The property management system of intelligent community is the research object here according to the trends of intelligent,digital and networked,　to analyze how the IOT be used in the property management information system of intelligent residential district. Intelligent property management platform is established on the base of IOT, this paper doing research from system requirements, function modules and database of the intelligent community property management information systems based on IOT, and expounds the specific system designment and program implementation,　it provides a reference for studying intelligent community based on IOT and developing intellisense cities.
This paper design the intelligent property management system based on internet of things, it proposed a design scheme of intelligent property management information system based on IOT to realize the intelligent management by using ideas, concepts and techniques of IOT. The paper combines IOT into Visual Basic 6.0 software development platform especially the RFID technology to offer people a property management information system with simple combinations of IOT.And this system integrates property services, security and information services on a management platform for real-time updates of data by using IOT technology.　This paper have realized the interface of the system and introduced some parts of operations of the property management based on IOT,　taking the interface of login,equipment maintenance management and parking management of property management information system as examples,　and introduce the characteristics of the IOT property management system and the transmission process of information in the holistic system,　with the very example of parking management module. The system has a certain timeliness, accuracy and practicality.
