[摘要]在世界上經濟迅速發(fā)展的國家中,房地產產業(yè)通常都是作為一個國家的支柱產業(yè)。我國房地產產業(yè)在國民經濟中具有舉足輕重的地位,保持房地產產業(yè)的持續(xù)穩(wěn)定發(fā)展有利于促進國民經濟健康快速發(fā)展。國家對房地產行業(yè)的宏觀調控政策,必然會對房地產企業(yè)造成重大的影響。房地產市場所面臨的宏觀形勢和資金問題都迫使企業(yè)需要盡快尋找到除了銀行貸款和上市融資等傳統(tǒng)方式之外的新型融資方式,以解決房地產企業(yè)目前面臨的融資問題。本文通過分析房地產企業(yè)融資問題,解釋我國房地產企業(yè)融資方式單一的問題,借鑒西方房地產企業(yè)解決融資困難問題的先進經驗,結合我國實際情況,探討我國房地產企業(yè)融資困難問題的解決途徑,力爭通過對有關分析,了解房地產企業(yè)融資困難的根本原因。為監(jiān)管部門對房地產企業(yè)的調控提供有效的意見,給政府綜合部門提供約束房地產企業(yè)行為的建議,為豐富房地產企業(yè)融資方式提供服務。

Abstract: In the rapid economic development of countries in the world, the real estate industry as a pillar industry are usually a country. Chinese Real Estate industry has a pivotal position in the national economy, maintain sustained and stable development of the real estate industry and promoting the healthy and rapid development of the national economy. National real estate industry macro-control policies , will inevitably have a significant impact on the real estate business . Macroeconomic situation and financial issues facing the real estate market are forcing companies need to find new financing as soon as possible in addition to the traditional way of bank loans and public financing , in order to solve the problem of financing the real estate business is currently facing . By analyzing real estate corporate finance matters and to explain our real estate business financing single issue , from Western real estate enterprises to solve the financing difficulties of advanced experience , combined with China's actual situation , to explore ways to solve the financing difficulties of the real estate business , and strive through the relevant analysis to understand the root causes of the real estate business financing difficulties . For the regulatory authorities to provide for the effective regulation of the real estate business advice to government departments to provide comprehensive real estate business proposal constrained behavior , to enrich the real estate business financing services .
