摘 要
自改革開放以來,外商對(duì)中國房地產(chǎn)行業(yè)的直接投資對(duì)我國房地產(chǎn)乃至國民經(jīng)濟(jì)的發(fā)展發(fā)揮了非常重要的作用。文章對(duì)外資進(jìn)入我國房地產(chǎn)市場(chǎng)有關(guān)問題進(jìn)行了探討,首先介紹了外資進(jìn)入我國房地產(chǎn)市場(chǎng)的現(xiàn)狀,接著分析了外資對(duì)我國房地產(chǎn)市場(chǎng)的影響,最后提出了我國政府調(diào)控外資進(jìn)入我國房地產(chǎn)市場(chǎng)的對(duì)策。文章認(rèn)為,外資進(jìn)入我國房地產(chǎn)市場(chǎng)助推了房地產(chǎn)價(jià)格的上漲,影響了國內(nèi)信貸政策的有效性,加大了人民幣升值的壓力。國家雖然已經(jīng)出臺(tái)了許多控制外資進(jìn)入房地產(chǎn)市場(chǎng)的政策措施,但效果不理想,不能控制房價(jià)繼續(xù)上漲的趨勢(shì)。因此,政府必須繼續(xù)加大對(duì)外資進(jìn)入我國房地產(chǎn)市場(chǎng)的宏觀調(diào)控,主要措施是:第一,嚴(yán)格外資進(jìn)入我國房地產(chǎn)業(yè)的準(zhǔn)入條件,加強(qiáng)對(duì)外資經(jīng)營房地產(chǎn)的管理;第二,堅(jiān)決打擊捂盤售等各種違法行為;第三,增加住房供給,保障中低收入家庭的住房需求。

Abstract
Since the reform and open policy, the foreign merchant has played thecount for much role to the Chinese real estate profession directinvestment to our country real estate and even the national economydevelopment. The article entered the our country real estate marketrelated question to the foreign capital to carry on the discussion,first introduced the foreign capital entered our country real estatemarket the present situation, then has analyzed the foreign capital toour country real estate market influence, finally proposed our countrygovernment regulated the foreign capital to enter our country realestate market the countermeasure. The article believed that, theforeign capital entered our country real estate market to boost thereal estate price rise, has affected the domestic credit policyvalidity, has enlarged the Renminbi revaluation pressure. The country although already appeared many controls foreign capitals to enter thereal estate market the policy measure, but the effect was not ideal,could not control the tendency which the house price continued torise. Therefore, the government must continue to enlarge enters ourcountry real estate market to the foreign capital the macroeconomicregulation and control, the main measure is: First, the strict foreigncapital enters our country real estate industry to enter thecondition, strengthens to the foreign capital management real estatemanagement; Second, Resolutely against concealed disc sales and other offenses; Third, increases the housing supplies, inthe safeguard the low income family housing demand

Abstract
