[摘要] 伴隨著我國商品房市場的發(fā)展以及我國住房制度的改革,我國商業(yè)銀行的個(gè)人住房貸款業(yè)務(wù)也迎來了發(fā)展的黃金時(shí)期。商業(yè)銀行的個(gè)人住房貸款已經(jīng)成為了我國經(jīng)濟(jì)生活中的重要組成部分。本文以我國商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)管理作為研究對(duì)象,首先闡述個(gè)人住房貸款以及風(fēng)險(xiǎn)管理的相關(guān)理論,介紹了個(gè)人住房貸款風(fēng)險(xiǎn)的特點(diǎn)及相關(guān)性,進(jìn)而對(duì)我國個(gè)人住房貸款面臨的風(fēng)險(xiǎn)及風(fēng)險(xiǎn)產(chǎn)生的原因進(jìn)行了詳盡的分析,總結(jié)了造成風(fēng)險(xiǎn)的銀行內(nèi)部因素與外部因素。論文的第三部分介紹了發(fā)達(dá)國家在個(gè)人住房貸款風(fēng)險(xiǎn)管理方面的經(jīng)驗(yàn),總結(jié)了其對(duì)于我國個(gè)人住房貸款風(fēng)險(xiǎn)控制的借鑒啟示。最后,針對(duì)我國個(gè)人住房貸款風(fēng)險(xiǎn)管理方面存在的問題提出了針對(duì)性的解決對(duì)策。希望通過對(duì)于我國個(gè)人住房貸款風(fēng)險(xiǎn)管理的相關(guān)研究,能夠推動(dòng)個(gè)人住房貸款行業(yè)的健康發(fā)展。

Research about Risk Management of commercial banks personal housing loans
Abstract: Along with the reform and development of China's real estate market of China's housing system , individual housing loans of commercial banks also ushered in the golden period of development . Individual housing loans of commercial banks in China's economic life has become an important component. In this paper, individual housing loans of commercial banks risk management as a research object, first expounded the theory of individual housing loans, and risk management, describes the characteristics of individual housing loan risk and correlation , and thus the risks of individual housing loans and risk faced produce the reason for a detailed analysis , summarized the bank's internal factors and external factors of risk. The third part of the paper describes the experience of developed countries in terms of individual housing loan risk management , summed up the draw its inspiration for our personal housing loan risk control . Finally, the presence of credit risk management of individual housing issues raised Targeted Solutions. I hope , through our individual housing loans for risk management related research , can promote the healthy development of individual housing loans industry.
