摘 要
2007年美國次貸危機(jī)的發(fā)生,引起的金融危機(jī)席卷全球,給全球的房地產(chǎn)業(yè)及金融市場帶來巨大沖擊,房地產(chǎn)金融風(fēng)險問題逐漸進(jìn)入我們的視線。伴隨城市化進(jìn)程的加快,我國近幾年房地產(chǎn)業(yè)迅速發(fā)展,自2008年以來各城市房價水平也以驚人速度增長,同時,房地產(chǎn)業(yè)作為國民經(jīng)濟(jì)的重要支柱型產(chǎn)業(yè),防范風(fēng)險對整個國民經(jīng)濟(jì)的穩(wěn)定也顯得尤為重要。本文從房地產(chǎn)金融風(fēng)險產(chǎn)生機(jī)理入手,分析與對比國內(nèi)外房地產(chǎn)金融現(xiàn)狀,并且通過對美國次貸危機(jī)事例研究美國當(dāng)前相應(yīng)對策,結(jié)合我國的實際情況,總結(jié)出我國房地產(chǎn)金融風(fēng)險防范措施并引以為借鑒。最后從完善個人信用制度、房地產(chǎn)證券化以及保障性住房建設(shè)及分配制度完善三個方面提出防范措施。

Abstract
The U.S. subprime mortgage crisis occurred in 2007 which leading to the global financial crisis. It made a huge impact to the global real estate and financial markets. And then the financial risk issues gradually appeared into our view. With the acceleration of urbanization in recent years, the real estate had a rapid development. With the same time, the level of rates also rised at an alarming rate since 2008. However, the real estate industry acts as an important pillar of the national economy, therefore it’s important to the entire national economy in risk prevention. In this paper, we analysis the financial status of the real estate at home and abroad by the mechanism of the real estate financial risk. We can research in the countermeasure by the U.S. subprime crisis. We can summarize the precautions of real estate financial risk in China by the way of our actual and learn a lesson from it.
Substantially from the norm fund loan system, affordable housing construction and distribution system as well as improve the personal credit system proposed preventive measures three aspects that improve the personal credit system、Real Estate Securitization.

Abstract
The U.S. subprime mortgage crisis occurred in 2007 which leading to the global financial crisis. It made a huge impact to the global real estate and financial markets. And then the financial risk issues gradually appeared into our view. With the acceleration of urbanization in recent years, the real estate had a rapid development.
